Build Your Mid-Term Rental Starter Kit
The majority of your mid-term rental guests will be arriving to settle in right before they begin their work assignment, this means that they may not have time to get to the store to buy their essentials prior to being thrust into work. As a mid-term rental host, it is important to be sure to provide your guests with a “starter kit” so that when your guest arrives, they have some supplies to get settled with. This will ensure they do not need to immediately dash to the store upon their arrival.
In this post we will take you through our ‘must have” items for your starter kit. These supplies are only to get them through a couple of days until they have the chance to get to the store themselves as they will be responsible for replenishing items from there. You may opt to purchase many of these supplies in bulk and keep the excess in your locked “owner’s closet” this way your cleaner or property manager can put out the correct, smaller amount in your starter kit between guests.

Starter Kit essentials
- 2 Rolls of Toilet Paper per Bathroom
- 2 Trash Bags per Trash Can (don’t forget bathroom trash!)
- 1 Roll of Paper Towels
- New Sponge or Dish Brush
- 2 Dishwasher Pods (if you have a dishwasher)
- A Small Dish Soap
- 2 Laundry Pods (if you have washing machines at the property or on site)
introductory Kitchen Ingredients
For the kitchen items we like to provide individually packaged, single-serve ingredients to reduce the risk of contamination from guest to guest. The items linked below are all single-serve so that you can put a few out for each guest to utilize on their own. Again, we would not put ALL of our available stock out, just 5 or so packets of each item to get your guests through the first few days.
- 5 Coffee Pods
- Small Assortment of Tea
- Sugar Packets
- Half and Half Singles
- Salt and Pepper
- Olive Oil Packets
Basic Cleaning Supplies
We also suggest having cleaning supplies available for your guests. Since they are coming for extended time periods, it is nice to provide cleaning supplies for them to use (and as a property owner, you hope they do!) Having cleaning supplies at the ready can help to ensure that any accidents/spills/messes are cleaned up promptly. Here are a few supplies that we suggest having on hand:
- Multi Surface Vacuum
- Hand Vacuum
- Swiffer or Mop
- Broom and Dust Pan
- Step Stool
- Cleaning Cloths
- Surface Cleaner
- Glass Cleaner
- Toilet Bowl Brushes/Plunger (1 set per bathroom)
- Toilet Bowl Cleaner
This list should get you started with your Mid-Term Rental Starter Kit! Of course, you can add any additional items that you personally would like to see in your starter kit. A welcome card, area information, info on the closest restaurants, coffee shops and grocery stores… Happy hosting!
